Rangeview new homes guide: October 2026 prices and builders

Rangeview is a southeast Calgary community being built by Section23 Developments, and several builders offer front-garage single-family homes there. As listed on builder pages on October 28, 2026, front-garage homes start from the mid $600,000s, with move-in-ready homes listed between $679,900 and $699,900.
Where is Rangeview and what is it like?
Baywest describes Rangeview as being in south Calgary, minutes from existing dining, shopping and entertainment, near the South Health Campus and the YMCA, with Seton's urban centre close by. Cardel lists it as Rangeview in southeast Calgary. Both are builder descriptions.
The developer's own site calls Rangeview Calgary's first garden-to-table community. It describes scenic pathways around wetlands, green spaces, playgrounds, sports fields, community gardens, orchards and a seasonal farmers' market. Baywest says about 20% of the community is designed as open space.
We did not find school names or transit routes on the developer or builder pages we opened. If either matters to your decision, check the school boards and Calgary Transit directly before you commit to a lot.
Which builders are building there now?
The developer's Rangeview site lists these builders and "from" prices as of October 28, 2026. Front garage homes: Baywest from the mid $600s, Daytona Homes from the high $600s, and Hopewell from the high $600s. Other home types include laned homes and townhomes from Baywest, Homes by Avi and Jayman BUILT, and townhomes from Streetside Developments. Excel Homes is listed as coming soon.
Cardel Homes and Homes by Avi list single-family homes on their own Rangeview pages, covered in the table below.
What do front-drive homes cost in Rangeview right now?
Prices as listed on each builder's website on October 28, 2026. Builder prices and incentives change often. A quick possession is a home the builder is offering for near-term possession. Pre-construction means the home is built after you sign.
| Builder | Home or model | Price as listed | Quick possession or pre-construction | Source |
|---|---|---|---|---|
| Daytona Homes | Palisade-z II, 82 Bartlett Row SE, 1,878 sq ft, 3 bed, 2.5 bath | $679,900, GST included | Quick possession | Daytona Rangeview page |
| Daytona Homes | Ranger-z, 121 Bartlett Way SE, 1,936 sq ft, 3 bed, 2.5 bath | $689,900, GST included | Quick possession | Daytona Rangeview page |
| Daytona Homes | Breeze-z II, 95 Bartlett Row SE, 2,050 sq ft, 3 bed, 2.5 bath | $699,900, GST included | Quick possession | Daytona Rangeview page |
| Cardel Homes | Evo 1, 94 Raven Point, 2,038 sq ft, 3 bed, 2.5 bath | $699,900, includes lot and GST | Quick possession, November 2026 | Cardel Evo 1 page |
| Cardel Homes | Lennox, 271 Mallard Grove, 2,115 sq ft, 3 bed, 2.5 bath | $799,900, includes lot and GST | Quick possession, November 2026 | Cardel Lennox page |
| Homes by Avi | The Palliser, 2,005 sq ft, 3 bed, 2.5 bath | Starting price upper $600,000s, GST excluded | Pre-construction | Homes by Avi front drive page |
| Homes by Avi | The Gabriel, 2,001 sq ft, 3 bed, 2.5 bath | Starting price mid $700,000s, GST excluded | Pre-construction | Homes by Avi front drive page |
| Homes by Avi | The Hemsworth, 2,004 sq ft, 3 bed, 2.5 bath | Starting price upper $700,000s, GST excluded | Pre-construction | Homes by Avi front drive page |
Two cautions. The Daytona and Cardel pages for these homes don't say whether the garage is front or rear, so confirm the layout before you rely on a model. Also, some builders include GST in the price and others exclude it, so compare like with like.
What incentives are builders offering this month?
Few incentives came with dates or terms. Cardel's Rangeview pages show a "Fall sale on now" banner linking to promotions, with no terms on the pages we opened. Baywest advertises "Register and save $1,000" on its Rangeview page with no end date shown. The Daytona and Homes by Avi pages we opened did not list a dated incentive for Rangeview. Ask each sales centre for the written terms.
How does the first-time buyer GST rebate apply here?
The Canada Revenue Agency says the first-time home buyers' GST/HST rebate covers the GST, or the federal part of the HST, on newly constructed or substantially renovated homes, up to $50,000. The CRA's rebate page says homes up to $1 million qualify for a rebate of 100% of the GST, and homes valued between $1 million and $1.5 million receive a reduced rebate. Every price in the table above sits under $1 million.
When you buy from a builder, the CRA says the builder can credit the rebate against the amount payable when ownership transfers. If the builder does not, you can apply to the CRA, usually within two years of taking ownership. Buyers who agreed to purchase on or after March 20, 2025 may qualify. Eligibility has more conditions than we cover here, so read the CRA page and confirm with an accountant.
Quick possession or pre-construction: which fits you?
A quick possession gives you a finished or nearly finished home, a known price and a possession date already set. In this month's list, the Cardel homes show November 2026 possession. A pre-construction home lets you choose a model and sometimes options, but the price is a starting price and the closing is further out. Ask what is included in the price, what the deposit schedule is, and what happens if the closing date moves.
How busy is building in Rangeview?
We queried the City of Calgary building permit open data (dataset c2es-76ed) on October 28, 2026. We counted permits with the class "1106 - Single Family House" and work class "New" with an applied date from January 1, 2026 to October 28, 2026. Rangeview had 270. The next five communities were Moraine (204), Pine Creek (195), Livingston (188), Glacier Ridge (186) and Cornerstone (180). A permit application isn't a finished home, but it shows where builders are active.
How do we help buyers in Rangeview?
We represent the buyer, not the builder. The Terryberry Real Estate Group, REAL Broker, works with new-build buyers in this order. We register you with the builder before your first show-home visit, so you can have your own representation. We compare new and resale homes at the same price as part of your search. We negotiate price and upgrades with the builder, review the builder contract with you and recommend a lawyer review it, and attend the walkthrough with you.
Before any of that, we hold a buyer consultation to set your budget, must-haves, location and timing, and introduce you to a mortgage broker early. After an offer is accepted or goes firm, we give you a written next-steps guide so you know each deadline for financing, inspection, lawyer and possession.
Registration rules matter. Cardel's realtor page says to accompany your client on their first visit and register them in person with its new home consultant, and that registration is valid for 30 days. Baywest's realtor page says to register clients in person, up front, before it begins working with them, also valid for 30 days. Builders set their own rules, so we check each builder's current policy and register you first.
